A Few Hints for Quicker Turn Times

The appraisal profession is continuously evolving. Regularly, it seems, appraisers are asked to include additional information or have steps added to their data gathering. They do this additional work to guarantee their client is presented with the best data available. In order to stay current with the constantly changing requirements, Premier Appraisals, Inc. is constantly seeking new tools and improving processes to increase efficiency so we can do more work for our clients. Since Premier Appraisals, Inc. knows that time is important to everyone, we've listed some things you can do to speed up the process on any appraisals ordered from Premier Appraisals, Inc..

Are you ordering appraisals online?
When you order online, you automatically get e-mail notifications that the request was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! No longer do we have to re-key information from a fax, and nor will you wonder whether we got the order.
Verify that the subject property information is accurate and complete.
There's nothing like being one number off on the street address to unnecessarily slow down an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent area sales is welcome — remember, however, that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may be different from yours.

Are you letting us know up front any details of the property that might make it unique?
Cookie-cutter homes are relatively easy to appraise. Most of an appraiser's time is spent analyzing how unique features contribute to or detract from what otherwise would be a property's market value. When you order your report, let us know if there are unique characteristics of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's susceptible to flooding. While these are things that we will find out on our own, knowing them as early as possible makes your report arrive faster.
Set proper expectations with the occupants.
Setting an inspection time and date with the homeowner can be one of the most tedious parts in the appraisal process. Some current homeowners are justifiably uneasy with the fact a stranger wants to come in their home, look around, and take lots of notes. With the idea that it will increase the value, some homeowners believe they should make the place spotless before the inspection. And will reschedule the inspection until it is cleaned.

Coming directly from you -- someone they have been working with on their loan -- some info about the appraisal process, who we are, and especially that dusting and polishing won't increase their home's value one little bit, and likely go a long way toward trimming the time it takes to inspect a home. I encourage you to point your clients to our website, where we have multiple pages of helpful information for homeowners and others regarding the appraisal process. Have them call us if they want to become familiar with the staff and our services. And tell them it benefits them to set the appointment quickly!
Easily keep tabs on the status of your report on our website.
No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As we complete each important milestone in an assignment, that information can be viewed instantly online. There's no faster or easier way to track the status of your report.
