We have quite a few obligations as appraisers but our chief duty is to our clients. Normally, for a normal residential appraisal, the lender places the order to the appraiser, becoming the appraiser's client. Appraisers are required to only disclosing information to their clients, and as a homeowner, if you want to review the appraisal document, you generally have to obtain it through your lender. Other obligations also include, accurate sums appropriate to the parameters of the assignment, reaching and keeping an adequate level of competency and education, and the appraiser must conduct him or herself as a professional. Appraisers may frequently have fiduciary responsibilities to third parties, such as homeowners, buyers and sellers, or others. An appraiser's fiduciary responsibility is limited to those third parties who the appraiser knows, based on the scope of work or other written parameters of the assignment.
